  1. General Agreement
    1. By entering into a rental agreement with the Company, you acknowledge that you have read, understood, and agreed to abide by these Terms and Conditions.
    2. These Terms and Conditions apply to all persons seeking accommodation, whether students, working professionals, or any other form of tenancy.
    3. The Company reserves the right to modify, amend, or update these Terms and Conditions at any time. Any changes will be communicated in writing and will become effective upon posting.
  2. Accommodation Services
    1. The Company offers residential accommodation to international students and working persons. All properties are furnished and equipped with basic amenities.
    2. The accommodation is intended for residential purposes only. No commercial activities are allowed on the premises without prior written consent from the Company.
    3. The availability of accommodation is subject to confirmation from the Company and may depend on specific availability and location preferences.
    4. The Company provides essential services including maintenance, utilities (electricity, water, heating), and internet access, unless otherwise stated in the individual rental agreement.
  3. Eligibility and Application Process
    1. To be eligible for accommodation, you must meet certain criteria, including but not limited to being an international student, working professional, or meeting any other specific criteria outlined by the Company.
    2. All applicants must complete an application form and provide the necessary documentation, including:
      • Proof of student status or employment
      • Proof of identity
      • References or guarantors (if applicable)
      • Any other documents required by the Company
    3. The Company reserves the right to reject any application that does not meet the requirements or if the applicant provides false or incomplete information.
  4. Rent and Payments
    1. Rent payments are due monthly or according to the schedule specified in the rental agreement. The rental amount and due dates are specified in the lease agreement.
    2. Rent must be paid in full by the due date via the payment method agreed upon by both parties. Late payments may result in penalties or eviction, as outlined in the rental agreement.
    3. The Company may request a security deposit, which will be held for the duration of the tenancy and returned at the end of the lease, subject to property condition and fulfillment of lease terms.
    4. All payments must be made in the local currency or any other currency accepted by the Company.
  5. Tenant Responsibilities
    1. Tenants are responsible for maintaining the cleanliness and condition of their accommodation.
    2. Tenants are responsible for reporting any maintenance issues or damages to the property to the Company immediately.
    3. Tenants must comply with local laws, rules, and regulations, and must respect the rights and privacy of other tenants in the building or complex.
    4. Tenants may not sublet or assign their accommodation to another person without the prior written consent of the Company.
    5. Noise levels must be kept to a minimum, especially during night-time hours, to ensure a comfortable living environment for all residents.
  6. Company Responsibilities
    1. The Company agrees to provide safe, clean, and well-maintained accommodations for all residents.
    2. The Company will address any maintenance issues promptly and take reasonable measures to ensure the accommodation is habitable.
    3. The Company will comply with all applicable health, safety, and housing regulations.
    4. The Company will provide tenants with reasonable notice before entering their accommodation for inspections or maintenance.
  7. Termination of Agreement
    1. Either party may terminate the rental agreement by providing notice as specified in the lease agreement (usually 30 days notice).
    2. The Company reserves the right to terminate the rental agreement if the tenant breaches any terms, including non-payment of rent, damage to property, or violation of local laws.
    3. Upon termination, the tenant must vacate the property, return all keys and equipment, and leave the property in good condition.
  8. Liability and Insurance
    1. The Company is not responsible for loss, theft, or damage to the tenant’s personal belongings. Tenants are advised to obtain renters' insurance to cover personal property.
    2. The Company is not liable for any injuries, accidents, or damages that occur on the property due to the negligence of the tenant or other tenants.
    3. The Company will not be held responsible for any inconvenience caused by events outside its control (e.g., natural disasters, power outages, or repair delays).
  9. Privacy and Data Protection
    1. The Company is committed to protecting the privacy and confidentiality of all personal data provided by tenants. This data will only be used for purposes related to accommodation services.
    2. The Company may collect and store personal information such as contact details, payment history, and tenant records in accordance with applicable data protection laws.
  10. Dispute Resolution
    1. Any disputes or complaints should be addressed to the Company directly in writing.
    2. If a resolution cannot be reached through direct communication, disputes may be referred to a third-party mediator or arbitrator for resolution.
  11. Force Majeure
    1. The Company shall not be held liable for any failure or delay in performance of its obligations if such failure or delay is due to circumstances beyond its reasonable control, including but not limited to acts of nature, strikes, pandemics, or government restrictions.
  12. Miscellaneous
    1. Governing Law and Jurisdiction
      These Terms and Conditions shall be governed by and construed in accordance with the laws of the country in which the accommodation is located (the "Jurisdiction"). The applicable Jurisdictions are as follows:
      • For accommodation in the United Kingdom, these Terms will be governed by the laws of England and Wales.
      • For accommodation in Ireland, these Terms will be governed by the laws of Ireland.
      • For accommodation in Canada, these Terms will be governed by the laws of the Province in which the accommodation is located.
      • For accommodation in India, these Terms will be governed by the laws of India.
    2. If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.
    3. The Company may assign or transfer its rights and obligations under this Agreement to any third party without the tenant’s consent.
